Two Campbell single-family homes closed September 26 — one above list, one below

44 Sunnyside Avenue sold $42,000 over its list price at $778 per square foot. 912 Connie Drive went $60,000 under list at $1,493 per square foot. Same day, same city, same property type — very different outcomes.

44 Sunnyside Avenue, Campbell, from the MLS listing
44 Sunnyside Avenue: recorded as sold. Listing photo via MLS (ML82043806).

September 26 was a two-closing day in Campbell, with no new listings and nothing going pending. Both recorded sales were single-family homes, and they landed on opposite sides of their list prices.

The two closings at a glance

AddressSq ftList priceSale price$/sq ftOver/under list
44 Sunnyside Avenue2,996$2,290,000$2,332,000$778+$42,000
912 Connie Drive1,189$1,835,000$1,775,000$1,493−$60,000

44 Sunnyside Avenue is the larger of the two — nearly 3,000 square feet — and it closed about 1.8 percent above its $2,290,000 list price. At $778 per square foot, it sits well below the city-wide median of $1,018 per square foot recorded across 136 sales in the last 180 days, though a house of that size typically carries a lower per-square-foot figure than smaller homes in the same market.

912 Connie Drive tells the opposite story. At 1,189 square feet, it closed at $1,775,000, about 3.3 percent under its $1,835,000 list price. Its $1,493-per-square-foot figure is among the higher readings in recent Campbell single-family sales. For context, 905 Sheila Court — 1,326 square feet, three bedrooms — recorded at $1,471 per square foot on September 5, making Connie Drive's per-square-foot figure a close neighbor to that sale despite landing below list.

How it compares with homes like it

No dedicated peer pull was generated for a daily roundup, so the comparison below draws from the six most recent single-family and attached sales in the market context data. That is a thin sample for tight like-for-like analysis, but it is what the record holds.

The spread in the two September 26 closings — $778 versus $1,493 per square foot — reflects a consistent pattern in the recent comps: price per square foot in Campbell's single-family market moves sharply with size. The four largest recent comps (1,678 sq ft and up) ranged from $835 to $1,100 per square foot. The two smallest (903 and 1,326 sq ft) hit $615 and $1,471. Connie Drive's $1,493 fits that smaller-home, higher-per-square-foot pattern; Sunnyside's $778 fits the larger-home end.
