How it compares with homes like it

The peer rule here: same type (condos and townhomes), within one bedroom, size within 25%, sales within the last 12 months, nearest radius with at least four sales — nine transactions within 0.5 miles.

Among those nine sales, the median price was $629,000 and the median price per square foot was $716. This unit's ask of $624,888 sits just below that median price, but its $771-per-square-foot ask is above the peer median — a reflection of its 810-square-foot floor plan being smaller than several of the comps, which run as large as 903 square feet.

The closest sale in both distance and size is 325 N 3rd St Apt 4, 0.06 miles away: 798 square feet, 2 beds, 1 bath, recorded in October 2025 at $645,000, or $808 per square foot. One block further, 363 E Latimer Ave Apt 1 — identical in size at 810 square feet — recorded in June 2026 at $689,000, or $851 per square foot. Both closed above this unit's ask.

At the low end of the peer range, 287 Watson Drive #2 (903 sq ft, 2/1) sold for $555,000 in September 2026 at $615 per square foot. That sale, along with 351 N 1st St #3 at $580,000 in May 2026, anchors the bottom of the range. This listing at $624,888 sits in the lower third of the nine-sale peer band ($555,000–$689,000).

Among the 11 active condo and townhome listings of similar size and bedroom count now on the market, this unit ranks eighth by asking price. The median ask among those active peers is $550,000, pulled down by a cluster of smaller one-bedroom units on Union Avenue. Among the two-bedroom listings specifically, 499 Valley Forge Way #4 (840 sq ft) asks $499,500 at $595 per square foot, and 311 N 2nd Street #1 (810 sq ft, same footprint) asks $624,999 — virtually identical to this unit.

The year built is 1971. A 55-year-old building in this corridor typically means original or partially updated kitchens and baths, older plumbing and electrical infrastructure, and limited soundproofing. None of those specifics are confirmed in the record, but the 1971 vintage and position in the lower third of the peer price band are consistent with a unit that has not been fully renovated.

All dates are estimated by month. The two Latimer Avenue entries appear to represent the same transaction recorded through two sources; the range across the nine sales runs from $555,000 to $689,000, with the larger 903-square-foot units clustering toward the lower end on a per-square-foot basis.

What it would cost a month

At the list price and the national 30-year average rate of 7.4% as of the week of October 8, 2026 (Freddie Mac Primary Mortgage Market Survey), the principal and interest payment on a fully financed purchase would be:

What it would cost a month

Principal and interest only, on the 7.4% average 30-year rate published 2026-10-08 (Freddie Mac). Property taxes, insurance and any homeowners' dues are on top, and your own rate will depend on your lender, credit and deposit.

That figure is principal and interest only and does not include taxes, insurance, HOA dues, or any other carrying costs.

These three units are in the same building and immediate block. They are not listed for sale. Every home in the Campbell market has a page on this site, and an owner does not need to be listed to receive a written offer — the agent carries the offer to the owner, and no one is committed to anything until terms are agreed in a signed contract.
